What this looks like in practice.

On a ₦95M average Nigerian transaction, the difference between Standard and Diamond escrow fee is ₦142,500 per closed deal. Close 24 deals a year — a moderate volume — and Diamond status returns ₦3.4M annually in rebates alone.

Diamond tier also unlocks: 30% off Featured Boost placement (₦25K → ₦17,500), priority routing on diaspora-inquiry leads (often 3x the transaction value of domestic), and Diamond-only badge on every listing.

Trust Score progression takes time. Standard → Trusted typically requires 6–12 closed transactions. Trusted → Elite requires 12+ months of consistent performance. Diamond requires manual Compliance Lead confirmation in addition to algorithmic score.

The questions agents ask first.

What does it cost to list on DUNE?

Standard listing fee: ₦5,000–₦10,000 per 30 days depending on listing category. Featured Boost (premium placement) is ₦25,000 per 30 days; Diamond-tier agents get 30% off Boost.

Beyond listing fees, agents pay nothing until a transaction closes. At closing, the escrow fee (0.4% standard, lower with higher Trust Score) is charged to the buyer — not the agent.

How does Trust Score progression work?

Every closed transaction, fast response time, clean inspection, and on-time delivery adds to your score. Disputes opened against you, slow response, and document quality issues subtract. Score recalculates nightly.

Typical progression: new agent starts at 500 (mid-Standard). After 6–12 clean transactions, climbs to Trusted (700+). After 12+ months of consistent performance, reaches Elite (850+). Diamond requires Compliance Lead confirmation in addition to algorithmic score.

What if a buyer falsely opens a dispute against me?

Dispute Officers are structurally independent from escrow operations. They review evidence from both sides before any resolution. If a dispute is resolved in your favor, no Trust Score impact, and the buyer's dispute history is logged against them.

If a buyer opens multiple dismissed disputes, their Trust Score drops and they're flagged for Compliance review. The system is designed to detect bad-faith dispute use.

Can I list properties I represent for other agencies?

Yes — but the listing must declare its source agency and accept that the listing agency's Trust Score also applies. You cannot list the same property under different agents on the platform; duplicate detection catches this immediately.

Do I have to use DUNE Escrow for every transaction?

You're not required to, but transactions completed off-platform don't contribute to your Trust Score. The score is the moat. Off-platform transactions also remove the buyer's audit-trail protections, which most diaspora buyers won't accept.

How does DUNE handle the WhatsApp inquiry that 95% of Nigerian property starts with?

WhatsApp is built into the platform. Inquiry button on every listing opens a WhatsApp thread with the agent — but the buyer is pre-verified, the listing is verified, and the conversation is logged for audit purposes. You get WhatsApp's familiarity with DUNE's accountability.
